Graduate Hospital isn’t just north of Washington Ave anymore.
Graduate Hospital residents aren’t sequestered north of Washington anymore. What an amazing difference a day makes. We remember when buyers were hesitant to buy south of Christian St. in Graduate Hospital. Then after the new construction boom started folks stopped worrying about their proximity to Christian St and started wondering what Washington Avenue had in store for them. The avenue is undergoing an enormous transformation partly due to University of Pennsylvania developing the western most corridor and developers acquiring some of the larger parcels to develop mixed use.
Fast forward to now and join us in welcoming entrepreneurs south of Washington. Below you’ll find a who’s who of newcomers to the Point Breeze neighborhood which not only appeals to its immediate neighbors, but to the strong hold residents south of the area and the new arrivals north of the area. Additionally we recommend some Graduate Hospital favorites as well as a few shops nestled in-between the area.
There's also the new 13th Street Kitchens restaurant, Buckminster's, located at Federal and 21st streets. The building is a beautiful new construction, and the interior is sleek and modern. If you're looking for a nice night out with thoughtful hand crafted cocktails and high end cuisine at an amazing price, then look no further. They also serve a stellar brunch on the weekends.
If you're looking for a great sandwich, stop at the American Sardine Bar at 1800 Federal St in neighboring Point Breeze. Known for its quirky dishes - grilled sardines, apple pie biscuits, and salt & pepper shrimp just to name a few - this bar has a variety of great food that you won't want to miss out on. Point Breeze is going through a host of amazing changes, which means its just another great spot for dining and shopping right next to Graduate Hospital.
At 1200 Point Breeze Ave is Breezy's Cafe, an eatery that serves mostly vegan & organic products. We recommend the vegan chicken salad sandwich, it's amazing!
The perfect house in close proximity to the amazing revitalization south of Washington and the tried and true attractions north of Christian is 2208 Carpenter Street. It’s larger, newer and less expensive per square foot than any property north of Christian, plus the taxes are lower.

A few doors down, across the street from 2208 Carpenter is Los Camaradas. This delicious spot opened around February 2015, and has become a neighborhood staple due to its fantastic guacamole and wide selection of drinks. Stop by for brunch every Sat & Sun from 11:30-3 PM.
Looking to stay in for the night, but want delivery? Kermit's Bake Shop at Washington & 22nd Streets is what you want! They make all of their baked goods in house, and the pizza is to die for. It's also the perfect place to grab a coffee and a bagel in the morning on your weekend stroll to the Schuylkill River Park.
Let's not forget the old tried and true favorites in the neighborhood. Grace Tavern has been on Gray's Ferry Avenue for over a decade, and it always delivers. It's the place to grab a pint and a burger. Try the blackened green beans. Trust us, they do not disappoint!
Got a sweet tooth? Magpie is the place for you. It's located on South Street between 16th and 17th streets. They have savory and sweet pies available by the slice or whole pie. The butterscotch bourbon is our personal favorite.
